The News: Equinix (NASDAQ: EQIX) reported Q3 FY 2026 revenue of $2.57 billion, up 11% year over year (YoY), at par with the Wall Street consensus. Colocation revenue reached $1.83 billion, up 11.5% YoY, while interconnection revenue totaled $465 million, up 10.2% YoY. Managed infrastructure revenue declined 8.5% YoY to $108 million, while other recurring revenue increased 13.2% YoY to $43 million. Non-recurring revenue rose by 27.7% YoY to $129 million. Operating income increased 26.6% YoY to $600 million, and the corresponding margin expanded to 23.3% from 20.5% a year ago. Net income attributable to common stockholders increased 30.7% YoY to $489 million, and diluted earnings per share rose 29.4% YoY to $4.93. Adjusted funds from operations (AFFO) increased 20% YoY to $1.16 billion, while AFFO per share rose 18% YoY to $11.64.

“We believe we will be able to drive significant capacity expansion whilst maintaining our investment grade credit rating, low leverage and favorable cost of capital,” said Adaire Fox-Martin, CEO and president of Equinix.

Equinix Q3 FY 2026: Pricing and Interconnection Support Growth

Analyst Take: Equinix’s strategic opportunity rests on monetizing the connections surrounding enterprise workloads as well as the infrastructure hosting them. Its customer base supports that approach, with no single customer accounting for more than 2.5% of revenue and more than 3,200 customers participating in transactions during the quarter. Pricing gains and rising deployment density indicate that existing facilities can generate additional value alongside physical expansion. Enterprise buyers should assess network access, available power, and deployment timing together because connectivity requirements and capacity constraints increasingly shape infrastructure choices.

Renewal Pricing Strengthens Existing Customer Economics

New-deal pricing increased 12% YoY, creating an opportunity to reprice existing contracts as they renew. Equinix’s shorter retail contract durations relative to wholesale agreements provide more frequent opportunities to close the gap between installed pricing and current market rates. Quarterly churn of 1.7% reflects both proactive renewal engagement and limited alternative capacity, so retention alone does not establish how customers would respond in a less constrained market. Renewal discussions also create opportunities to sell additional services, while more than 25,000 transactions, primarily through the customer portal, demonstrate a channel for smaller expansions without a direct sales intervention. Selective replacement of low-priced, lightly interconnected customers could improve facility economics even if reported churn increases. Buyers approaching renewal should therefore evaluate their total deployment economics before assuming that existing space will retain its historical price.

AI Connectivity Broadens Enterprise Deployment Options

Fabric revenue growth of 24% YoY provides an operating base for Equinix’s effort to simplify connectivity across distributed infrastructure. Fabric One adds automated network configuration, with Amazon Web Services and Google Cloud as lead integration partners, potentially reducing the work required to connect enterprise environments. Inference Exchange combines Equinix infrastructure with NVIDIA and Together AI, offering access to more than 200 open models and greater flexibility as enterprises make model-selection decisions. Both products were entering customer beta in Q4 FY 2026, while commercial pricing and packaging remained unresolved, limiting evidence of their incremental revenue contribution. Eaton’s use of managed solutions, Network Edge, and Fabric to support application migration illustrates an existing enterprise need for coordinated infrastructure services beyond AI-specific deployments. Equinix’s next competitive test is whether simpler provisioning translates into sustained service adoption across its installed customer base.

Capacity Execution Supports Higher-Density Customer Deployments

Incoming customers averaged 7 kilowatts per cabinet versus 5 kilowatts for departing customers, showing how deployment mix can increase power requirements within the existing footprint. Liquid-cooling bookings rose more than tenfold YoY, and the Texas A&M Engineering Experiment Station deployment with Dell and AMD provides a concrete example through a 1.2-megawatt liquid-cooled AI installation in Dallas. Equinix’s Enhanced Performance Innovation Centers let customers validate such infrastructure before deployment, addressing technical readiness alongside space availability. The development portfolio spans 48 projects across 32 markets, while approximately 80% of its 3 gigawatts of developable capacity sits in its top 25 metros, concentrating expansion around established ecosystems. The atNorth joint venture adds an 800-megawatt active development pipeline and another 1 gigawatt of potential expansion, but its equity-method accounting means those assets should not be treated as additions to consolidated operating metrics. Deployment decisions increasingly require matching cooling and power density to the right interconnected location, rather than treating all available capacity as interchangeable.

Guidance and Final Thoughts

Equinix guided Q4 FY 2026 revenue to $2.684 billion to $2.724 billion, above Wall Street consensus of $2.63 billion, with adjusted EBITDA expected at $1.328 billion to $1.368 billion and an associated margin of 49% to 50%. The company raised FY 2026 revenue guidance to $10.325 billion to $10.365 billion from $10.205 billion to $10.285 billion, above consensus of $10.28 billion. FY 2026 adjusted EBITDA is expected to reach $5.290 billion to $5.330 billion, representing a margin of approximately 51%, while AFFO is projected at $4.340 billion to $4.380 billion. Capital expenditures are expected to range from $5 billion to $6 billion, excluding xScale and real estate acquisitions. Equinix also expects to deliver more than 13,000 cabinets in Q4 FY 2026, with over 20% already presold, while approximately 15% of retail capacity scheduled for FY 2027 is presold.

Equinix’s next growth phase depends on converting its expanding capacity pipeline into revenue while sustaining the pricing advantages of its interconnected customer ecosystem. Higher renewal pricing and increasing power density create opportunities to improve returns from existing facilities, while Fabric One and Inference Exchange could extend monetization beyond traditional colocation as enterprises adopt distributed AI workloads. However, construction schedules, power availability, and cooling requirements will determine how quickly new capacity can accommodate customer demand, particularly in constrained metropolitan markets. If Equinix can deliver capacity on schedule while maintaining pricing discipline and expanding connectivity adoption, then its interconnected infrastructure model could support sustained growth without relying exclusively on physical footprint expansion.
